Surveying Services

We offer expansive surveying services that ensure we have the solution to your surveying needs.

ALTA / NSPS Land Title Survey

A detailed survey that meets ALTA/NSPS standards, providing essential property boundary and improvement details for real estate transactions, title insurance, and lender requirements.

As-Built Survey

A survey that documents existing structures, utilities, and improvements on a property to ensure they align with design plans and regulatory requirements.

Boundary Survey ("Pin & Stake")

Establishes and marks property corners (and lines, at request) with precision, ensuring accurate land ownership boundaries for development, fencing, or dispute resolution.

Construction Staking

Provides precise on-site staking for builders and contractors, ensuring structures, roads, and utilities are placed according to engineering plans.

Elevation Certificate

An official document verifying a property’s elevation relative to flood zones, required for flood insurance and FEMA compliance.

Highway / Right-of-Way Staking

Marks highway, road, and utility right-of-way boundaries to guide infrastructure projects and prevent encroachments.

Lot Combination Survey

A survey that merges two or more adjacent tracts into a single parcel, ensuring compliance with local zoning and land-use regulations. This is often required for property development, construction projects, or tax assessment adjustments. 

Lot Split Survey

Divides a single parcel into multiple lots, ensuring compliance with local zoning and land-use regulations for property development or sale.

Subdivision Platting

Prepares of a legal map for subdividing land into multiple lots, meeting municipal/county requirements for zoning, utilities, and infrastructure planning. 

Topographic Survey

Maps land features, elevations, and contours, providing essential data for engineering, construction, and site planning.

In addition to the vast array of surveying services we offer, we also provide many helpful professional services.

Affidavit / Certificate

Official documentation verifying specific land characteristics, boundaries, or survey data for legal or municipal purposes. Includes: legal access, wholly contained, no-start, scrivener's error, mathematical closure, modular home, and more.

Note: Affidavits are notarized; Certificates are not notarized.

Deed Preparation

The creation of a legally accurate document that transfers property, easement, or right-of-way ownership. This includes writing the property’s legal description and ensuring compliance with state and local recording requirements.

Exhibit of Legal Description

A visual representation of a legal description, used in real estate transactions, easements, and legal filings. 

Legal Description

A precisely written description of a boundary (property, easement, right-of-way) and its location, used in deeds, titles, and legal documents. 

Mortgage Inspection Report ("MIR")

A basic inspection provided at a lender's request that outlines property boundaries and structures for mortgage and title purposes. This is not a land or boundary survey and is not sufficient or reliable for fencing, boundary disputes, or any other boundary purposes.

** All services are overseen, reviewed, and approved by a Professional Land Surveyor ("PLS") registered with the State of Oklahoma. **
